New flashing and sealed collar around a vent pipe on a terracotta tile roof in Revesby

Anywhere something pokes through a tiled roof is a weak point. On this Revesby home we replaced the flashing around a vent pipe. Pipe flashings are one of the first places worth checking when there's a leak that's hard to trace.

Flashing is the seal between the pipe and the tiles around it. Years of sun can make older flashings split, shrink and lift at the edges. Once the seal opens up, rain runs down the outside of the pipe and into the roof space.

The new flashing is dressed down over the shape of the terracotta tiles, with a sealed collar around the pipe, so water runs over it and down the roof, clear of the opening.

Signs your flashing needs replacing

Look for cracks or lifting around the base of pipes and flues, rust on older metal flashings, or water marks on the ceiling near where a pipe comes through. It's a quick job compared with repairing a wet ceiling.
